Plans to build a new student housing development on 10th Street near Uptown’s Krispy Kreme can move forward after Greenville’s Board of Adjustment approved a special-use permit during its monthly meeting on Thursday.

The board unanimously approved a special-use permit request from Taft-Ward Investments to construct the planned $54 million Campus-Edge student housing project at 10th and Charles streets.

The five-story housing project will accommodate more than 600 residents and includes a multi-story parking deck and 20,000 square feet of retail space in addition to other amenities.

The development will be located about two blocks from another Taft-Ward development, The Boundary@West End, 630 Cotanche St.

Thursday’s meeting was the last step in the project’s zoning and permit review process. The Greenville City Council earlier this year approved a request to rezone the 4.2-acre development from downtown commercial fringe to downtown commercial fringe with an overlay district.

Construction of the Campus-Edge development is set to begin in the fall and is expected to be complete sometime in 2017.

The board also unanimously approved a request from a Baltimore-based development group that is planning to construct a $32 million mixed-use development at the corner of Dickinson Avenue and Reade Circle.

The Sidewalk Development Group asked the board to amend a special-use permit the board approved in January to operate a dormitory development, which is defined as a building or group of buildings that provide group sleeping accommodations with or without meals in one group or a series of closely associated rooms under joint occupancy.

The development group requested the amendment to allow additional units at the mixed-use development, which will include a market rate apartment complex, a student housing project and 20,000 square feet of retail, restaurant and office space.

The original plans for the development called for a 40-unit market rate apartment complex and a 90-unit student housing project. The development group now is planning to add an additional 20 market rate units. The development will accommodate about 400 residents after it is constructed.

Construction of the Sidewalk Development project is scheduled to begin sometime in the fall.
